Parking

Hourly parking as well as monthly parking contracts are available to Tenants and their guests.

The parking garage is managed separately by Premier Parking Management. Please call the Parking Management Office directly at 713-526-6131 to discuss rates.

Building and/or Parking Management reserve the right to boot or tow any illegally parked vehicle including vehicles parked in reserved parking, disabled parking, loading areas, or other non-parking areas.

GARAGE RULES AND REGULATIONS

The main condition of any parking garage access shall be compliance by the parker with Garage Rules and Regulations, including any sticker or other identification system established by Landlord. The following rules and regulations are in effect until notice is given to Tenant of any change. Landlord reserves the right to modify and/or adopt such other reasonable and non-discriminatory rules and regulations for the Garage as it deems necessary for the operation of the Garage. Landlord may refuse to permit any person who violates the rules to park in the Garage, and any violation of the rules shall subject the car to removal.

  1. Cars must be parked entirely within the stall lines painted on the floor.
  2. All directional signs and arrows must be observed.
  3. The speed limit shall be 5 miles per hour.
  4. Parking is prohibited:
    1. in areas not striped for parking
    2. in aisles
    3. where “No Parking” signs are posted
    4. in cross hatched areas
    5. in areas marked “Reserved”
    6. in Visitor or delivery parking spaces except by verifiable users of such space
    7. in fire lanes and driveway areas
    8. in such other areas as may be designated by Landlord or Tenant’s agent(s)
  1. Parking stickers or any other device or form of identification supplied by Landlord shall remain the property of Landlord and shall not be transferable. There will be a replacement charge payable by Tenant equal to the amount stated in your lease agreement for loss of any magnetic parking card or parking sticker.
  2. Every parker is required to park and lock his own car. All responsibility for damage to cars, contents of cars or persons is assumed by the parker.
  3. Landlord shall have the exclusive right:
    1. to control the method, manner and time of parking in the parking spaces in and around the Building and Garage
    2. to designate what portions of the Garage may be used by Tenant, its agents, customers, employees, or invitees for parking
    3. Landlord shall have the right to tow away, at Tenant’s expense, and store at Tenant’s expense, any vehicle parked by Tenant, its agents, customers, employees or invitees in spaces not so authorized by Landlord.
  1. Landlord is not responsible for damages or injuries from parking equipment caused by misuse of equipment by Tenant or invitees of Tenant.
  2. No repair to or washing/cleaning of vehicles is permitted in Garage without prior Landlord approval.
  3. Reserved parking spaces are clearly marked with a number and reserved sign painted on the wall in front of the space. Anyone parking in a reserved space without approval of Landlord and payment of reserved space premium is in direct violation of Garage Rules and Regulations and subject to towing at the Landlord’s discretion.
  4. There is no oversized vehicle parking available.

Failure to promptly pay the rent required in the Lease Agreement or persistent failure on the part of Tenant or Tenant’s designated parker to observe the Garage Rules and Regulations above shall give Landlord the right to terminate Tenant’s right to use the Garage. No such termination shall create any liability on Landlord or be deemed to interfere with Tenant’s right to quiet possession of its premises.
